Mary Shahid has represented landowners, utilities, real estate developers, local government, industry, manufacturers, and technology firms in all permitting and compliance issues arising from the regulations implemented by the S. C. Department of Health and Environmental Control and the United States Army Corps of Engineers.  Her experience in environmental programs began with ten years of service to the coastal division of SCDHEC, where she was Chief Counsel and advised several regulatory programs.  Her knowledge and experience in environmental permitting projects include NPDES permitting, coastal permitting, water quality certifications, coastal zone consistency certifications, mining, solid waste, groundwater, surface water, stormwater, and wetland impacts.  In addition to environmental permitting, she has had success in multiple land-use matters before governing boards of private communities and public commissions.  For three decades, her focus has been environmental and land use permitting.  She guides client from conceptual phases through permitting and, if necessary, through administrative or civil challenges to development approvals and permits.

Mary is a member of the Cathedral of St. John the Baptist.  She enjoys reading, boating, sitting on her back porch with her dogs, and time spent with her three adult children, their significant others, and her granddaughter.

Investigate South Carolina’s largest economic development deals of the past 20 years, and chances are Stephanie Yarbrough played a role in making them happen. One of the biggest assets she brings to clients is her familiarity with local and state decision-makers throughout the Southeast, and particularly in South Carolina, where Stephanie had previously served as the City of Charleston’s Director of Economic Development. In fact, when the New York Times profiled Charleston’s economic development boom in 2017, Stephanie was one of the local leaders the Times turned to for insight.

Stephanie works closely with domestic and international companies seeking to expand or relocate operations to the Carolinas and the Southeastern United States. Her philosophy is to invest in her clients from the outset in order to build long-term partnerships for the future. She has extensive experience advising companies across a wide range of industries, including life sciences, retail & consumer, manufacturing and software/technology.

Her efforts on behalf of clients have led to the creation of thousands of new jobs and billions of dollars in new investments. During the recent COVID-19 economic downturn, she worked to help clients stabilize their businesses, including guiding them through the federal PPP loan process.

She works with new and expanding businesses in identifying and negotiating all aspects of a complete incentive package, advocating before the proper entities during all phases of the incentive approval process and drafting all related documentation for Fee-in-Lieu of Tax Agreements, state grants, job tax credits, job development credits, utility grants and many other economic development incentives and grants. She also advises clients in general tax and corporate matters.

Additionally, Stephanie works side by side with leading consulting firms and large law firms as local counsel on economic development deals where her local knowledge and tenacity can be critical to getting deals done.

As a recognized thought leader in the economic development space, she is frequently sought after to speak at local and national industry conferences and regularly publishes articles and insights for her clients and the community.

Teri K. Callen is VP-Director of Strategic Operations for Chicago Title Insurance Company – South Carolina. She is also an Adjunct Professor at the University of South Carolina School of Law, teaching Real Estate Transactions II since 2012.

In addition to her background in commercial real estate transactions, lender representation, title curative work and real property litigation, Ms. Callen is a former commercial lender and former State Counsel and Senior Underwriting Counsel for national title insurance companies in South Carolina. She utilizes her expansive knowledge of real estate, residential and commercial mortgage lending, and title insurance to assist title agents and real estate attorneys in closing and insuring transactions while minimizing risk.

A native of Columbia, South Carolina, Teri earned her Bachelor of Arts and Juris Doctor degrees from the University of South Carolina. She received the Gold Compleat Lawyer Award in 2009 from the University of South Carolina School of Law, an award given to alumni in recognition of their significant contributions to the legal profession and high standards of professional competence, ethics, and integrity, and is AV® Preeminent Peer Review Rated for Ethical Standards and Legal Ability™ by Martindale-Hubbell.

She has been featured twice in Columbia Business Monthly as a “Legal Elite of the Midlands” and is the recipient of the 2014 J. Lee McDonald Award for outstanding contributions to the Palmetto Land Title Association (PLTA). Ms. Callen is a contributing author for the SC Bar’s Practical Guide to Commercial Real Estate in South Carolina, 2^nd Edition, and South Carolina Lawyer’s Guide to Residential Real Estate Closings and is a frequent lecturer for continuing education seminars relating to real estate law and title insurance for the South Carolina Bar, PLTA, NCLTA, ALTA, South Carolina Bankers Association, NBI, SC Realtor Association and numerous financial institutions, among others. She is a Past President of PLTA and has served on its Board of Directors and as Chair of its Education, Legislative, and Membership Committees. Ms. Callen is a graduate of the SC Bankers School at the Moore Schol of Business and is a former Past President of Central SC Chapter of the Risk Management Association (RMA). She is a member of the South Carolina Bar, where she served on the Executive Council of the Young Lawyer’s Division from 1999 to 2001 and co-developed with the late Dave Whitener, Esq., the SC Bar’s Real Estate Essentials course, which she presents annually. Teri is Past President of the Rotary Club of Five Points (Columbia) and when she is not being a self-anointed real estate & title nerd, she enjoys offshore fishing and traveling the world with her daughter.
